How it Works
A Building Energy Rating (BER) assessment evaluates a property’s energy efficiency. Conducted by our SEAI registered BER Assessors, it provides a standardized A-G rating, with A being the most efficient. The assessment covers insulation, heating systems, ventilation, and lighting, and results in a BER certificate that can help reduce energy bills and carbon emissions. A post works BER Assessment is required as part of the SEAI grant process in order to validate the energy improvements that have been made to the property following the upgrade works.
Further information on the BER process can be found here.

Official Energy Rating Certification
A BER provides a certified A–G energy rating for your home, recognised nationwide.
Required for SEAI Grants
A BER assessment is essential to validate energy improvements and access SEAI grant payments.
Identifies Energy Loss Areas
The assessment highlights where heat and energy are being lost, helping you make smarter upgrade decisions.
Helps Lower Energy Bills
By understanding your home’s performance, you can target upgrades that reduce running costs.
Improves Property Value
Homes with a higher BER rating are more attractive to buyers and renters, enhancing market value.
Reduces Carbon Footprint
The report promotes energy-efficient improvements that lower emissions and environmental impact.
Increases Grant Eligibility
A clearer energy profile ensures your home meets the criteria for multiple grant schemes.
Provides a Clear Upgrade Benchmark
A BER before and after upgrades shows measurable improvement and proof of performance for your investment.
Who Can Apply?
Homeowners who have completed SEAI grant-supported energy upgrades are required to carry out a post-works BER Assessment to confirm the energy performance of the home.
How much can you get?
Under the SEAI Better Energy Homes Scheme, a grant contribution is available towards the post-works BER Assessment, carried out by an SEAI-registered BER Assessor to validate your completed upgrades.

Got questions about BER Assessments, grants, or the retrofit process? We’ve answered some of the most common ones below.
Yes — a post-works BER assessment is required following the completion of energy upgrades to your property. SEAI offers a grant towards this assessment which must be carried out by an SEAI-registered BER Assessor.
While the BER assessment itself doesn’t create savings, it confirms your home’s improved energy rating, helping you understand your efficiency level and the potential savings from the upgrades you’ve completed.
A BER assessment visit typically takes around 1–2 hours, with the official BER certificate issued shortly after the inspection.
Disruption is minimal — the assessor simply carries out inspections and measurements. No invasive work is required, and you can stay in your home throughout.
